There are areas on the termite letter that you should be able to quickly view and understand the meaning and next steps. Please take a moment to go over this simple guide to navigating the termite letter and what the results mean and how to help your client better understand it is likely not something to lose sleep over.
Worst Case Scenario
If termites are seen alive and active, the property will require some sort of treatment. If it is under warranty with a Pest Control company (not likely) that company should be contacted by seller and seller’s agent to follow up with treatment. If that is not the case, to get the termite letter, treatment will be required. Pictures should be provided.
Research Is Needed
If “B” is selected, but #2 or #3 is checked, ALL IS NOT LOST! If it is under warranty with a Pest Control company and had past treatment, often, some evidence will remain in remote areas that at one time, there were termites. The seller’s Pest control company should be contacted by seller and seller’s agent to follow up and they will be able to verify treatment and get you the termite letter. If that is not the case, to get the termite letter, treatment will be required. Pictures should be Provided.
You Are In The Clear
If A is chosen, breathe a sigh of relief… this hurdle has been cleared!
LASTLY…What about that Fungal Treatment Quote??????
If ANY microbial debris is found in the crawlspace, you will likely get a “complimentary” bid for service from the pest control company that is inspecting for termites to do a “fungal treatment”. It is not something required, but if it is a concern to the buyers, they can opt to treat. It is common to have some microbial debris in a crawlspace unless it is totally encapsulated, and air controlled. You can talk to your home inspector if you have concerns, and he can let you know his opinion on the extent of the issue.
