Home Purchase Inspection

We provide the following with every inspection:
Thorough inspection from crawlspace to rooftop (yes, we get on the roof, pitch and weather permitting).
In-person or video presentation.
Same day inspection report including pictures and explanations / recommendations.

Infrared Thermal Imaging

We use state-of-the-art infrared thermal imaging equipment to help us provide a clearer picture of unseen problems including, but not limited to:
HVAC unit overheating, refrigerant leaks or bad connections.
Inspecting floor heating for consistency.
Diagnose bad plumbing valves.
Identify energy losses (attic insulation).
Detect corroded fuses or overtaxed circuits in your electric panels.
Spot pumps and motors that are overheating.
Locate unbalanced electrical loads.
Infrared thermal imaging is important in all home inspections.

Termite Letter (WDO)

Termite Letters or Wood Destroying Organism letters are often required by mortgage lenders during the purchase process. We will schedule and meet your chosen pest control company at the new property. This frees up your schedule but allows a person on your team to be present and look out for your best interests.

Unfortunately, Tennessee and it’s humidity bring an increase to the number of termite infestations. It is important to have a trained technician look for evidence of current or previous infestations or damage. 

Radon Testing

Radon is odorless, colorless radioactive gas that is dangerous to humans. The gas occurs naturally as Uranium breaks down in the soil, rock, and water. And, the only way to know if there is a high level of Radon is by Radon testing.
Radon gas is the leading cause of lung cancer in non-smokers. The Greater Nashville area and surrounding areas are in the “red zone” for radon (predicted average indoor radon screening levels greater than 4 pCi/L). Although optional, getting radon testing will add an extra layer of protection for your family.

The EPA recommends having all houses tested during the sales process, regardless of the Radon zone. To learn more, visit https://www.epa.gov/radon.

Crawlspace Inspection Bot

A crawlspace is not always accessible by our inspectors due small spacing, hazardous materials, wet soil, and critters. Our state-of-the-art crawlspace bot can inspect in as small of a space as 6 inches!

 

The crawlspace bot uses an onboard camera to record images and videos to provide you the most accurate information. The imagery can even be viewed on a smartphone or tablet.

Air Quality Testing

Mold is not always visible, it can hide in walls, under the house, and in hard to reach closet spaces. There are thousands of different species of mold that can be living in your next home. Testing for the quality of the air you breathe compared to the air outside your home will indicate if you have an issue with mold.

Allergies to mold are also very common. Some people develop allergies and asthma without realizing their home is the problem.

It is advisable to test for mold for the following:
The home has a history of previous water intrusion or poor drainage
The buyers have a sensitivity for mold or compromised immune systems
If the home you are purchasing is an older home
In addition to Air Quality Testing, 840 Inspections can also provide mold swab sampling if mold growth is suspected.

Pool & Spa Inspection

A pool or spa is a great upgrade to your home. But, a full inspection will make sure your dream pool doesn’t become a nightmare. Although this is an add-on, we recommend spending a little more now, rather than thousands after your purchase.

 

We subcontract this service with arguably the best professional pool inspector in the business and will coordinate the inspection with ours as much as possible for everyone’s convenience.

Well Water Testing

The FHA/VA Water test is designed for FHA/VA Loans and homes with private water wells.  Bacteria (E. Coli, Total Coliforms), Lead, Nitrates and Nitrates are tested.
